Extra Care apartments to rent

At Leadon Bank, Ledbury, Shaw has developed an innovative extra care centre, in partnership with Herefordshire County Council, to promote independent living, reablement and day care for the elderly.

The scheme has 35 Extra Care Flats (23 x 1 bed) & (12 x  2 bed) let to tenants nominated by Herefordshire Social Services. Tenants have to meet eligibility criteria to receive an average 10.5 hours of domiciliary care per week either from Shaw or another domiciliary care provider. Tenants may be eligible for housing benefit, supporting people grant and other assistance.

All flats are fully self contained and comprise 1 or 2 bedrooms, living room, kitchen and bathroom. All bathrooms contain WC, washbasin and flush floor showers. All kitchens are fully fitted with fridge, split level oven and hob. Flats are accessible to wheelchair users at ground floor level and first and second floor by disabled standard lift.

Flats are fitted with carpets and curtains and white goods but are unfurnished. They are double glazed with tenant controlled thermostatic low surface temperature radiators.

Communal areas include a restaurant/lounge/several assisted bathrooms/activity area/laundry and hairdressing salon.

Herefordshire Council have 100% nomination rights to the 35 contracted flats with access via a core assessment by their Social Care teams:

Admission criteria includes:

• Must be resident in Herefordshire
• Must be over 60 years of age
• Must be receiving or eligible for home care
• Must be able to orientate on admission to the scheme (slight confusion but no advanced dementia)
• Must have a positive desire to retain independence within the community
